Housing in this part of Clackamas and Multnomah County mostly went up between 1964 and 2003, with the median build year sitting around 1978. That's old enough that a lot of original torsion hardware is still in service, and new enough that most owners haven't had a reason to think about it until a spring snaps. We travel out from Happy Valley to jobs across more than two dozen nearby areas: close in, places like Rock Creek (1 mile east), West Mount Scott (3 miles WNW), North Clackamas (4 miles WSW), Lents (4 miles NW), Brentwood-Darlington (4 miles WNW), Southwest (4 miles NE), Centennial (5 miles north), and Gresham Butte (5 miles NE); a little further, Damascus (3 miles), Oatfield (4 miles), Gladstone (5 miles), Jennings Lodge and Oak Grove (6 miles each), Boring (7 miles), Rockwood and City Central (6 miles), North Central and Kelly Creek (7 miles), Wilkes East and Powell Valley (7 miles), Northeast (8 miles), Fairview (8 miles), and out toward Sandy (12 miles), Estacada (13 miles), Canby (15 miles), and Aurora (19 miles), among others. Across all of it the stock skews heavily to 1960s and 70s construction, meaning the same handful of hardware problems show up again and again. The climate band here is mild with occasional hard freeze - not severe, but enough to stiffen old grease or crack a brittle idler pulley once or twice a season.
